SUSTAINABILITY
One of the most important questions during this era of constant turmoil and change by both residential and commercial clients is the concept of SUSTAINABLE investing.
“If I buy this house (home) will it hold its value?”
“If I invest my money in this retail/industrial/retail office or whatever…will it hold its value across time and market shifts?”
While our crystal ball is the same as everyone else, we can look at our historical trends, social growth dynamics and along with 92 years of downturn and upturn hopping’s.
HERE ARE SOME OF OUR THOUGHTS:
- Our region is still going to grow pandemic or no pandemic. North Georgia remains in the path of long-term Metro-Atlanta expansion. We are in the way. The workforce at home shift and the escape to rural or exurban markets could accelerate it but regardless, we are going to grow.
- A home is shelter, security, warming, and family connectivity. Shelter is a basic human need, now it may not be that eight-bedroom mansion along the shores of Lake Lanier but could be as simple as a one bedroom or efficiency rental in downtown Cornelia.
- Homes are morphing into a home + schoolhouse, home + office, home + church, and home + entertainment. Sustainability is never in question when buying a home.
- Sustainable Investing is more of a wildcard. Choose resilient products: rental housing, community service based retail and flexible industrial or distribution…good real estate never goes out of style or favor. Always invest in LOCATION…LOCATION…LOCATION.
- It is important to invest in the Marathon, not the Sprint, properties that have strong bones (good construction) lower maintenance and flexibility of alternative use are your best bet.
- As we move through the post pandemic, post COVID-19 era, investment money has largely been sidelined waiting for the signs of recovery.
